Located at a major transit hub at Queens’ Jamaica Station with the AirTrain link to JFK, will be a new, superblock, residential development rising 30 stories above Archer Avenue and Sutphin Boulevard between the LIRR and three MTA subway lines. This 659-unit residential, mixed-use community development is an important part of Greater Jamaica’s revitalization.
- The development includes a 30-story high-rise, 14-story mid- rise, parking for 176 vehicles and 25,000 SF of ground floor retail. The high-rise offers 539 rental units, while the mid-rise offers 120 fordable housing units. The high-rise has community, residential and amenity space on the 4th floor, and residential units from the 4th to 30th floors.

- The site is sandwiched between LIRR tracks on the south and three MTA subway lines on the north, imposing significant loads on any deep foundation work and challenging logistics.
- A complex structure of public, private equity, tax subsidies and investor funds will underpin the financing of this large-scale development.
- Multiple city, state and quasi-private authorities support the project, including New York City’s HDC, Build New York, the Greater Jamaica Development Corporation and EDC.
- The project is targeting a minimum LEED Silver certification.
- CNY will work to engage M/WBE trades and encourage all trades to hire local workers.
- Budget constraints demanded intensive value engineering. CNY worked with designers to develop alternative foundation and structural design, and mechanical, electrical and exterior facade systems, resulting in a more efficient building and over 20 percent in savings from original estimates.
